Electrical for GCs, developers and property managers
Precise Electrical is a commercial electrical contractor licensed through the Arizona ROC (ROC #368777, class CR-11) and working across the Phoenix Valley. We work as the electrical sub for general contractors and directly for property managers, franchise developers, investors and business owners. We bid from plans or build the scope with you, pull the permit, work to the schedule and close out with typed panel schedules and as-builts.

Commercial general contractors and construction companies
A GC needs an electrical sub who prices the drawings as issued, returns the number by the bid date, and raises problems while they are still on paper. We review the full set before pricing, including the electrical sheets, the reflected ceiling plan and the equipment schedules from the other trades, and we send questions back as RFIs through your office. Our quote lists what is included, what is excluded and any clarifications, so you can level it against the other electrical bids.
Once we are awarded the job, we send submittals for fixtures, gear and devices for the design team's review, work to your schedule, and tell the superintendent early if something will hold us up. Change orders are written and priced before the extra work. We call for our own rough-in and above-ceiling inspections, work through the punch list, and turn over the closeout package your spec requires.
- Bids from plans and specs by your bid date
- RFIs and submittals routed through your office
- Written, priced change orders before extra work
- Billing to your schedule of values, with lien waivers
- Closeout package to your spec
Dental and medical construction firms
Dental and medical build-outs carry more equipment-driven electrical than a typical office. Operatory chairs need floor boxes in the exact spot the chair template shows. Intraoral X-ray units, panoramic and cone-beam imaging, sterilizers, the air compressor and the vacuum pump each come with the manufacturer's electrical requirements. We work from the equipment dealer's utility drawings and confirm every box location against them before the slab is cut or the walls close.
Patient care spaces in medical and dental offices fall under NEC Article 517, which sets stricter rules for grounding and wiring methods than an ordinary office, and inspectors check for it. We build to it from rough-in on. For firms that build several practices a year, we keep notes on the details each client and equipment dealer prefers, so the next project starts from what worked on the last one.
Commercial property managers
Property managers need one electrical contact for a building or a portfolio, and work that does not disrupt the tenants who stay open. We handle tenant turns, code corrections from fire or insurance inspections, common-area and parking lot lighting, and repairs, with quotes written so an owner can approve them without a second call. Invoices carry the property, suite and work order number.
Every tenant turn leaves something behind: circuits nobody labeled, wiring abandoned above the ceiling, a panel schedule that matches a layout from two tenants ago. When we turn a suite, we make the old work safe, remove what is abandoned and update the panel schedule, so the next tenant's contractor starts with an accurate picture. For shutdowns that reach other tenants, we give you the affected circuits and the time window early enough to send notice.
Franchise developers
A franchise rollout runs on a prototype, and every site bends it a little. The service size changes, the utility is APS at one address and SRP at the next, and one city wants engineered drawings while another comes back with its own plan review comments. We take the prototype drawings and the brand standards for equipment, signage, menu boards and drive-thru power, flag what each site changes, and price each location on its own written quote.
In the field, we build every location the same way: the same panel layout and labeling, the same circuit numbering for equipment, the same closeout package. That makes each store easier for your construction manager to review and easier for the operator's service vendors to work on. You have one point of contact for all of your locations in the Phoenix Valley, in Maricopa County and northern Pinal County.
Commercial real estate investors
Before you close on a building, the electrical system deserves a look from someone who prices that work. During due diligence, we walk the property and look at the service size and voltage, the age and condition of the switchgear and panels, spare capacity, how the building is metered, signs of heat or water damage, and visible code problems. If the building is occupied and carrying load, an infrared scan can also find connections that are running hot.
You get a written summary with photos and the items that need attention, and we can price specific repairs or upgrades in writing so you have numbers for the negotiation or the capital plan. If your plan depends on a certain kind of tenant, such as a restaurant, a medical user or an operator who needs three-phase power, tell us and we will check whether the building can support it. Give us your due diligence deadline when you call.
Business owners opening or remodeling a location
If you are opening a dental practice, a restaurant, a shop or an office, the electrical comes with questions about the lease, the landlord, the permit and the opening date. We can look at a space before you sign to see whether the existing service can carry your equipment. If the landlord is providing a TI allowance, we price the electrical so you can see how much of it the allowance covers and what comes out of your budget.
For smaller spaces without drawings, we can work design-build: walk the space with you, lay out the circuits and lighting, and write the scope. When the city requires sealed drawings, we work with your engineer or bring one in. We pull the permit, coordinate with your IT, signage and equipment vendors, and if you are already open, schedule the noisy and power-off work after hours or on days you are closed. You have one contact from the first walkthrough to the final inspection.
How it works
From the first call to a passed inspection.
01
Send plans or set a walkthrough
Email drawings, specs and the bid date to contact@prcselectrical.com, or call 602-935-7971 to set a site walkthrough. Estimates for planned projects are free. If there are no drawings, we walk the space with you and build the scope together.
02
Written scope and flat price
You get a written quote with inclusions, exclusions and clarifications spelled out. Questions on the drawings go back to you as RFIs, so the price is based on answers.
03
Permit, schedule and inspections
We pull the electrical permit under our ROC license, work to the project schedule, put change orders in writing before the extra work, and call for rough-in, above-ceiling and final inspections.
04
Closeout package
At the end you get typed panel schedules, marked-up as-built drawings, the permit and inspection record, and product data for the equipment we installed.
Common questions
Do you bid from plans?
Yes. Send the drawings, specs, addenda and the bid date. We review the full set, send questions back as RFIs, and return a written quote with inclusions, exclusions and clarifications. If we cannot get you a complete number by the deadline, we tell you as soon as we see the plans.
Can you work after hours in an occupied building?
Yes. Shutdowns, core drilling and other noisy work can be scheduled for evenings, weekends or days the business is closed. We follow the building's contractor rules, give the property manager the affected circuits and time window ahead of time, and leave each area clean and working for the morning.
Do you provide panel schedules and as-builts at closeout?
Yes. Every panel we work in gets a typed schedule that matches what is installed. We mark up the drawings with field changes for the as-builts, and we include the permit and inspection record and product data for installed equipment. If your spec calls for a specific closeout format, send it with the bid.
Can you handle multiple locations for a franchise rollout?
Yes, within the Phoenix Valley. We adapt the prototype drawings to each site, quote each location separately, and build every one with the same panel layout, labeling and closeout package. Each site's utility and permit differences are flagged before pricing, and you have one point of contact for all of them.
How do you handle change orders?
In writing, before the extra work. When a field condition, an RFI answer or an owner request changes the scope, we price the change and send it to the GC or owner for approval. Nothing is added to the invoice without that approval.
Do you install data cabling or fire alarm systems?
No. Your low-voltage or IT vendor handles data, phone and AV cabling, and a fire alarm contractor installs the fire alarm system. We provide the boxes, conduit and power those systems need, including the dedicated circuit for the fire alarm panel, and we coordinate locations with those contractors before rough-in.
Can you assess a building's electrical before we buy it?
Yes. During due diligence, we walk the property, review the service, switchgear, panels and metering, note visible damage and code issues, and give you a written summary with photos. We can also price specific repairs or upgrades in writing, so you have real numbers for the negotiation.
Do you work with our engineer on stamped plans?
Yes. When a project needs electrical drawings sealed by an Arizona-registered engineer, we build from your engineer's design, or bring one in for design-build work. We review the drawings for constructability before pricing and raise questions early, while changes are still easy to make.
