Electrical work in Scottsdale

South Scottsdale has many ranch homes from the 1960s and 1970s, and some still have an original Federal Pacific or Zinsco panel, two-prong outlets, or aluminum branch wiring from the years around 1965 to 1973. In those homes, safety comes first: a sound panel, grounded outlets, and GFCI protection in the kitchen, baths, garage and yard. If you are remodeling one, it is the best time to fix the wiring while the walls are open.

Through the middle of the city, McCormick Ranch, Gainey Ranch and Scottsdale Ranch are established master-planned neighborhoods, and the requests there lean toward lighting, ceiling fans, EV chargers and replacing worn devices. In DC Ranch, Grayhawk, Troon, Silverleaf and around Pinnacle Peak, homes are larger and often custom. One house may have more than one AC system, a pool and spa, an outdoor kitchen and a lot of landscape lighting. Before we add a circuit to a home like that, we run a load calculation instead of assuming there is room.

Large north Scottsdale homes with solar plans need a careful look at the panel. The panel's bus rating and main breaker limit how much solar can feed back into it, and a big system on a big house can run into that limit before anyone notices. We check your panel against the solar design before it is installed, and we pull City of Scottsdale permits for panel changes, new circuits and other work that needs one.

Scottsdale runs from 1960s and 1970s ranch homes in the south, through master-planned neighborhoods like McCormick Ranch and Gainey Ranch, to large custom homes in the north around Troon, Silverleaf and Pinnacle Peak.

Questions from Scottsdale homeowners

Do you replace Federal Pacific and Zinsco panels in south Scottsdale homes?

Yes. Some 1960s and 1970s ranch homes in south Scottsdale still have one of these panels, and many inspectors and insurers flag both brands because of breakers that may not trip. We open the panel, photograph what we find, and quote the replacement in writing with the City of Scottsdale permit included.

Can you add circuits to a large custom home in Troon, Silverleaf or DC Ranch?

Yes. We start with a load calculation, because a large custom home may already carry more than one AC system, pool and spa equipment and heavy lighting. If the service has room, we add the circuit. If it does not, we lay out the options, from a subpanel to a larger service, and price each one.

Does my HOA need to approve exterior electrical work in Grayhawk or McCormick Ranch?

It depends on your HOA's rules. Some Scottsdale master-planned communities review visible exterior changes, such as a relocated meter, new conduit on a wall or a charger mounted outside. Check your community's guidelines first. We can give the review committee equipment specs and a simple drawing.
